Pre-Listing Visual Inspection (no report)
- PHI will inspect the electrical panel, roof, attic, crawl space and a representative number of electrical outlets (exterior, bath room and kitchen). This information will be filmed and a video will be sent via email. This is the fastest and least complicated inspection and will usually take 1-1.5 hours. This is typically all a seller needs; enough information is provided so repairs can be made.
Pre-Listing WITH Report
- This inspection will entail a full inspection with video and report. This is the same inspection someone purchasing a home will get. As a seller, this type of inspection is very detailed and will take 2.5-3 hours. This type of inspection works best for "For sale by owner" properties.
Home Purchase Inspection
- This inspection is the most detailed, especially for “flipped” or older homes that have had “home owner” renovations or upgrades. Often these homes where repairs have been improperly made and underlying conditions still exist. This is the same inspection PHI will do on new construction.
